A tree survey in Ullapool is required for three situations: planning applications near protected trees, mortgage lender requirements, and insurance assessments for subsidence risk.
Highland Council requires a BS5837 survey for planning applications affecting trees on or near the site. A Tree Preservation Order legally prevents felling, pruning or root damage without council consent.
A mortgage lender requires a tree report when trees stand close to the property or a valuer flags root risk. Halifax, Nationwide, Santander, Barclays, NatWest and HSBC all accept these reports, and without one, the lender withholds funds.
Tree roots draw moisture from the soil beneath a building, causing ground movement that leads to subsidence. Insurers require species identification, root spread assessment and management recommendations before renewing cover.
Three survey types are available in Ullapool: Tree Condition Reports for general health assessment, Mortgage Tree Reports for lender requirements and BS5837 surveys for planning applications.
A Tree Condition Report assesses the health, structure and safety of individual trees. Homeowners, landlords and property managers request this report to identify decay, disease or hazard before it becomes a liability.
A Mortgage Tree Report is required when a lender's valuer identifies trees within influencing distance of the property. This report satisfies the requirements of major UK lenders before a mortgage completes.
A BS5837 survey categorises every tree on site into grades A to U, sets root protection areas and produces a tree constraints plan. Highland Council requires this survey for planning applications affecting trees.
A tree survey includes a site visit by a qualified arborist, inspection of every tree within scope, species identification and condition assessment. The written report follows, with recommendations and photographs, delivered within 5 working days.
A tree survey in Ullapool takes 7 to 10 working days from booking to report delivery. The site visit itself takes 1 to 3 hours, and a 48-hour urgent option covers mortgage deadlines.
The cost of a tree survey in Ullapool depends on the survey type, the number of trees and the site size. The quote is fixed before the visit takes place.
The fixed price covers the site visit, the full written report and follow-up questions afterwards, at no extra cost.
Consultants qualified in arboriculture carry out every survey, holding public liability and professional indemnity insurance. Reports are written to BS5837:2012 and accepted by Highland Council, mortgage lenders and insurers.
